With our extensive expertise we would advise you on how to work within the framework of the Private Tenancies ( Northern Ireland ) Order 2006, the Tenancy Terms Regulations ( Northern Ireland ) 2007 and the Rent Book Regulations ( Northern Ireland ) 2007. Failure to do this means that you could be committing an offence. Landlords can now be fined up to £2,500.00.

We visit you at the property, and together we:

  • Inspect property.
  • Agree with you rental valuation.
  • Take photos, prepare brochure and arrange newspaper advertisement. Brochures are displayed with photos:
    • on our front window
    • on our own website
    • on the Property Pal website
    • on our property lists
  • Erect To Let sign (if requested)
  • View property with prospective tenants and those on our database.
  • Obtain tenants Application forms
  • Contact  referees
  • Discuss all tenant applications with you and agree suitable tenant.
  • Uplift deposit and initial four weeks rent from tenant.
  • Prepare and complete a legal Tenancy Agreement.
  • Prepare Inventory.
  • Collect rent and forward to you monthly basis using BACS directly into your account
  • Carry out regular inspections and report to you the Landlord.
  • Organise minor repairs, using accredited and skilled tradesmen.
